Yes that's pretty good for safety.
 
Suggest if we can also have such barriers/speed breakers before each tower. Many a times I observed people driving pretty rash and fast with in the society.

I can see that the speed barriers are being installed today in on the main road in front of Crossings Office Building / main entry to Crossings Republik.

This would certainly make lives of crossings citizens a lot safer while entering to and exiting from the Crossings!

Delhi-Dasna road may be elevated 

NEW DELHI: After several flip flops over widening of the 20km stretch between Delhi border and Dasna on NH-24, the highways ministry wants to make it a four-lane elevated road. 

The ministry is in favour of "innovative financing" of the project — giving real estate development rights to a private developer to recover the investment of around Rs 3,000 crore. 

This move has raised eyebrows whether such a proposal would delay the much needed augmentation of this stretch. However, officials said the facility would come up and people won't have to pay toll to use this elevated stretch since allowing real estate development along the corridor will work as a sweetener for the developer. 

Learning from Delhi-Gurgaon toll plaza where people have to wait for long, the ministry wants to make it a toll-free road. 

On Tuesday, senior ministry officials held a meeting with representatives from Ghaziabad and Noida development authorities to chalk out a plan for speeding up the execution. After minister of state for highways Jitin Prasada raised the issue of finding a solution to the traffic jams on this stretch, a team led by highways secretary A K Upadhyaya had inspected the proposed Delhi-Meerut expressway. The Delhi border-Dasna stretch is part of the proposed expressway. 

At present, the stretch from Delhi-UP border to Dasna is only four-lane. The main carriageway is only 7m and there is no paved shoulder. The inspection report prepared by top officials says that since there are many local roads crossing NH-24 at grade and traffic flow is very high, there is congestion on this stretch.

Dear Gurpreet,

I appreciate you point and keen observation. After referring your mail I just referred to PASCHIMANCHAL VIDYUT VITRAN NIGAM Ltd website who is responsible for power distribution for western Uttar Pradesh ( including Ghaziabad).

  • This traffic order clearly specifies Domestic charging basis is should be as per KWH , whereas industrial charges should be based on KVAH.
  • Apart from above the traffic power for supply at single point for bulk load for domestic load is much less than what we are paying.
  • Also want to state that this tarrif order doed not mention anything about line loss,which we are paying as 0.30/ KVAh.

 

 I have downloaded(refer attachment) traffic order and following are some points which I think is applicable to  us.

 

 

(b) SUPPLY AT SINGLE POINT FOR BULK LOADS: ( page 165)

For Townships ,Registered Societies, Residential Colonies, multistoried residential complexes (including lifts, water pumps and common lighting within the premises) with loads 50 kW and above with the restriction that at least 70% of the total contracted load is meant exclusively for the domestic light, fan and power purposes and for Cantonments (Mixed Loads without any load restriction), defence installation outside the cantonment with predominantly domestic load (domestic load more than 50%)

 

Fixed  Charge – Rs. 40.00 / kW/month

Energy  Charge - Rs. 3.20/kWh

 

Gurpreet , I am instrumentation engineer , and hope my above interpretation is correct. I request you to refer Traffic order and throw some more light on this.


I request MMRWA to take this point also as point of discussion, because it will reduce our bill about 20-30%.This will help us in saving Minimum 300-400 per month.

Dear Mascotians,

 

In the 2nd General Body Meeting (GBM) held on 27th May 2012 (Sunday) at 10:00 AM, near Tennis Court, the Mahagun Mascot resident joined and discussed on many issues on which we have to discuss with Mahagun and CSK Management very soon. I am thanking you all who came and attended the GBM for MMRWA. The presence of the resident shows that we need this platform where we can meet regularly and can discuss on the common as well as individual issues and can plan for the betterment of this society and hence we decided to call the GBM every last Sunday of the month. The separate intimation will be shared later.

 

I am briefing the minutes of meeting (MoM) so that everyone will get informed:

 

Agenda:

1.     Status of the Electricity Issues in the Society and sanctioned load in the society premises.

2.     Status of the Legal Documents from GDA or other authority to check whether the project is safe or not.

3.     Status of the Current Security System/Guards in the society.

4.     Status of work accomplished in Mahagun Mascot in the last month by Mahagun or CSK.

5.     Question Answer Session: Residents logged many issues and provided valuable suggestions for correcting the issues.

6.     Approving the Guidelines for Running Crèche, Renting out the flat, practicing doctors, pet/animal owners etc.

7.     Approving the RWA Bye-Laws and going for its registration in society's registration office, Meerut (U.P.).

 

The following items got accomplished in the last one month:

1.     IGL Gas Pipeline has been started in the society.

2.     Thorny wire wall grilling has been done.

3.     Implementation of the Letter Boxes in the reception area of each tower has been completed.

4.     Mahagun has agreed to setup water softening plant in the society.

5.     Mahagun has agreed to provide allotment letter of parking slots to each flat owner.

6.     One RWA member to work with CSK security team for regularly monitoring the quality of security guards in the society.

7.     One RWA member to work with CSK Cleaning Supervisor for regularly monitoring the quality of cleaning work in the society.

8.     MMRWA suggested Mahagun to implement Smart Card for making entry/exits in the society. Mahagun is open to implement the system and will be doing a feasibility study on the plan and will let us know the status soon.

 

The issues/suggestions listed by residents in the meeting:

1.     Society has been going through 12+ hours of power cuts on a daily basis. This has been happening from the last two – three weeks. This issue needs to be resolved ASAP and on urgent basis.

2.     There is a question on the MMC for the flat whose registry has been done recently. The CSK people are asking MMC w.e.f. Oct/Nov/Dec 2011. The list of Registered Flat Owners should be submitted from Mahagun to CSK with the status of the registry and why the registry got delayed. If there flat was not ready due to Mahagun, the MMC will only be chargeable from the month of the registry. Need to talk with Marketing office and CSK on this issue as it is harassing the flat owners too much.

3.     Lifts in many of the towers (e.g. Romano, Bettina, and Milano) are not smooth and also are very dirty.

4.     Lifts should be cleaned regularly and maintenance chart of the same should be prepared.

5.     Lifts should be audited by department of safety to check if they have been implemented properly.

6.     Basement parking area of Romano and Valencia towers is very dirty.

7.     Technical validation of the lifts should be done on monthly basis. One CSK staff needs to validate the same.

8.     Lifts are not going in to the basement parking's of Romano and Valencia towers.

9.     Intercom issues still exist. TTPL is still not attending the issues promptly.

10.  Fixed landline phone connection should be set up in the CSK office as many times mobile numbers of the supervisors goes not reachable.

11.  Guest parking should be provided in the Mahagun Mascot society.

12.  The issue logging system in CSK is very poor. For example one seepage complaint was logged on 22/05 but still it has not been attended. The tracking system should be in place for the same. We have to talk to CSK People for the same.

13.  Many times CSK staff attending the resident complaints seeks money (bribe) for the work done. It should be stooped immediately.

I went down at 1pm and I waited for her till 1:22pm, there was no guard at that time in Milano tower. When I was returning back, I saw him coming from the basement. During this time, one courier guy and one other man went into the tower and the guard was not there to inquire about them.
