[RWA-Mascot] Re: Some info required before shifting

Other way to calculate Maintenance charges and electric charges.

- Maintenance charges: INR 1.20 /Sq ft + Sinking fund 100 + Service
tax
- Fixed electric charges are being calculated on the sanctioned load
for your apartment.
It is 65 * no of KW. e.g. 3BHK has been sanctioned a load of 7.5 KW.

So, Fixed monthly electric charges are: 65 * 7.5 + 30 [Secure meter
vendor charges] + Some other charges, I dont remember. It is INR 20
for 1550/1600 super area flat.

NOTIFICATION FOR CROMA ELECTION PROGRAMME

 

Dear CROMA Members,

 

As per the General Body meeting held on 25th Dec 2011 has decided to conduct the election of 'Executive Committee of CROMA' for the year 2012-2013 and subsequently the General Body has entrusted the task of conducting the same and accordingly an 'Election Committee' was established headed by a 'Returning Officer'. A similar situation as occurred in Mahagun's Mahagunpuram project too.
One of my friend has a flat there.

When they raised same issue with builder, they had simple reply.
- You can convert into covered parking.
- You can give us in writing that you don't need parking.

Of course, you will not like to cancel your parking... that's not
advisable, then you have only option to get it converted into stilt/
covered one by paying difference.

I meant that for old buyers where they mentioned parking charges in the agreement...
But I hav not yet paid the charges as final payment is due till handing over... and as such that agreement is considered one sided by delhi high court.....

So wat I wanted to bring in is.... we hav enuf backing to fight against them...
So we must not surrender to unjust demands of these builders....

[RWA-Mascot] Beware residents, Dont award any work to Aman/Arif/Salmaan

Hi,

I would like to alert all crossing people about bad work of woodwork/
ironwork vendors Aman/Aareef/Salmaan [all three brothers] (Phone
number: 9990785590/ 9871879836/ 8882112995).

They have provided very very poor material. Initially, they showed me
work done at one of the resident's house here.
On the reference of that resident, I hired them for my woodwork +
ironwork. Now I came to know that this resident is getting his work
done free of cost by referring them to other residents. Beware of
these kind of residents too.

I cost me at least INR 22000 extra due to poor material used in their
work. Also the work was un-finished, with no painting/polishing.

His modus operandi includes to take big advance by promising rosy work
and then stop even taking calls. You will not believe, it took 3
months to complete just the 20% work, that too after numerous follow-
up.

When we told that to our fellow resident then he mysteriously
smiled... ITANA TO SAHNA PADTA HAI. Then I discussed other residents
[victims] about them, only to conclude that they too had feedback from
the same fellow resident.

In a way, it was ultimately our fault that we did not cross-check. But
I want to let everybody know that beware of these people, you will
loose your money.

- For iron work , go directly to Ironsmith (LOHAR . Check the rate as
INR per Kilo of iron (including fitting charges).
Dont go for any contractor working here. I have heard that they have
bribed Maintenance office/Marketing office to get scot-free entry and
asking very high rate.

You will get LOHARs in Indirapuram.

- For wood work, compare rates between vendors and before finalizing
the same, just share their details. Somebody may have a feedback about
the particular vendor.

their promises.

अपार्टमेंट अधिनियम के अधिकार के तहत विभागीय योजनाओं में कार्रवाई कर
सकेंगे। शासनादेश के बाद प्रदेश के सभी विकास प्राधिकरण से जुड़े
उपाध्यक्ष को अधिनियम के अधिकार सौंपे गए है। इसके बाद उपाध्यक्ष सीधे आम
लोगों की शिकायत पर कार्रवाई करेंगे।

उत्तर प्रदेश अपार्टमेंट निर्माण, स्वामित्व और अनुरक्षण का संवर्धन
नियमावली, 2011 के अंतर्गत अब जीडीए उपाध्यक्ष भवनों के अलावा बिल्डरों
द्वारा बनाए मकान व बिल्डिंग में आने वाली समस्याओं के बारे में कार्रवाई
करेंगे। उल्लेखनीय है कि जीडीए के अलावा निजी बिल्डरों द्वारा बनाए जाने
वालो मकानों में कई तरह की समस्याएं रहती है। मकान की बिक्री के बाद
बिल्डर आम लोगों की समस्याएं सुनने की बजाय कतराते है। ऐसे में आम लोग
पुलिस की शरण लेते हैं। जो सीधे तौर पर बिल्डरों के खिलाफ कार्रवाई नहीं
कर पाते हैं। लेकिन नए नियम के तहत उपाध्यक्ष ऐसे लोगों के खिलाफ
कार्रवाई करेंगे। अभी तक महानगर में बिल्डरों के यहां पानी, सीवर और अन्य
तरह की सुविधाओं को लेकर लोग शिकायत करते है। ऐसा बिल्डरों द्वारा किए गए
वायदों को न निभाने पर होता है।

जीडीए उपाध्यक्ष नरेंद्र कुमार चौधरी ने बताया कि शासनादेश के अनुसार अब
प्राधिकरण के उपाध्यक्ष अपार्टमेंट अधिनियम तहत कार्रवाई कर सकते है।
इससे पूर्व वह अधिनियम में कार्रवाई नहीं कर सकते थे। शासनादेश के बाद अब
विकास प्राधिकरण और उपाध्यक्ष के अधिकारों को ओर मजबूती मिलेगी। साथ ही
अपार्टमेंट योजनाओं में आने वाली परेशानियों से बचा जा सकेगा।
