[mahagunmascot] Re: [RWA-Mascot:1816] Queries in Possession letter - Siena tower

Sumat,

All points you have mentioned below have been raised previously also by various other people for other towers. In my view there is little point now arguing on these issues, i do not think anyone managed to get anything changed previosly also.

Agree that few of the points mentioned by you are correct and logical but this is how things are. Would suggest you go ahead with your registry and complete the process smoothly now that after a delay of more than 2 years finally Mahagun is offering possession.

For Point No.6 once you get the registry done then Mahagun will take a period of 2-3 weeks to do the final finishing and repairs. You should note the short comings on paper and give it in writing to Mahagun so that they can get all repair done before you finally get the keys.

Thanks

Dear All :

I have received possession letter of Siena Tower and have few queries :

1. Legal & Admin charges are Rs 12000. To me it looks like very hefty charges.

2. The stamp duty charges are calculated on the total amount paid to Mahagun (including Parking + Club + Legal + Meter charges + Floor PLC). Should not the registry amount be calculated on just basic cost ?

3. Meter Charges are Rs 12500. This also looks to me quite a big amount for meter.

4) WHat is the standaard electricity load provided for 2 BHK flat of 1230 sqft. I heard it is 6 KW ?

5. Has someone measured the actual size of flat ? Did you find any discrepancy ? In my allotment letter it is mentioned that covered area will be 1010 sqft.

6. I guess the registry amount should be paid only when the flat is ready in all aspects ? Right now few tiles are broken, wooden flooring not installed, concept wall pending, toilet and other stuff is also pending.

Is that the same for all the previous allottees ? Is there any option or way out to do the registry by ourselves and eliminate some of these charges or reduce the registry amount ?  Currently my registry amount is coming to RS 1,81,200 for 2 BHK flat of 1230 sqft super area.

Would appreciate some senior member of the group to guide and respond to my queries.

Thanks in advance

Sumat Kumar

  1. I am also facing the similar issue, in my case I have booked a 900sq feet flat at ground floor(CIENA), but their computation says I need to pay around 1.83L as stamp duty + 22.5K Interest Free Maintenance charges. I never expected such a large amount that I need to pay as the part of possession for such a smaller flat.

The other issue is that how they can issue possession given the flat is not ready from any angle - flooring is incomplete, no electric fitting, no interior washing, even batroom/kitchen is not complete. When complaining this issue they say every thing will be completed by 12th December which is the last due date of Possession. Is this the way possession works?
