Dear Mr. Raju,
This monthly common electricity charges are indeed a shocking news (that too without RWA prior approval). Please take up this issue seriously and in my view, the issues relating to the justification and reasonableness of MMC determined by CSK can be challenged before the consumer court. Filing of cases before the consumer courts are not a costly affair and even non-lawyer can appear for their personal case, such as RWA representatives. Therefore, as a last option, we may consider approaching the consumer court.

Dear All,
As per the recent decision taken by CSK and Mahagun shows that they are imposing the rules to the residents. For Security Guards, they changed it on 1st July 2012 without informing MMRWA and we all were not informed for the same. When I contacted the CSK Management then they confirmed me that the security company has been changed to make security more powerful but there is no good result at all. The security in Mahagun Mascot is worst at this moment.
For this Rs. 550/- per month for common electricity issue - they again repeated the same mistake, they never discussed/informed MMRWA regarding the same and directly put the notice on the notice board which is not good. In earlier meeting with CSK/Mahagun, it was agreed that any communication or decision will be shared with MMRWA first and then it will be published on the notice board. Who is CSK to decide this Rs. 550/- for Common Electricity charges and how they can define this amount??? If this charges is not included in our MMC, what is the formula to produce this amount??? If this amount is not included in our MMC, then what CSK is doing with our monthly MMC??? And last but not the least, if the sanctioned power load for this society is 500 KVA and we are paying them 2500 KVA (350 Flats X 7 KVA X Rs. 65 Per KVA). Where this amount is going each and every month??? Who is accountable for this money??? We need the answer of these questions?
So in order to fight on these priority issue, I am requesting all the residents to please come and join the GBM which has been called on Sunday (8th July 2012) at 9 AM in Tennis Court and give your valuable suggestions - how to proceed. I am totally fed-up with CSK and Mahagun as the communication channel is not followed here and there is no professional approach as well. So I am taking this issue on priority and ready to take the lead on this but we all resident should be united at this moment otherwise we have to pay this amount same as we are paying MMC each and every month without any result.
Let me know if anyone have any question/concern.

Will it be possible to change the CSK and appoint a new maintenance company. We should also look for this option. We should thrust this proposal and let the CSK be on Backfoot completely. As soon as we will raise this to remove them from maintenance and appoint new, they will certainly modify they way of their handling. I don't have a copy of agreement to check the clause on the procedure to remove them.

Subject: [RWA-Mascot:1048] Common electricity charges for Apr, May, June [Shocking]Dear All,Just saw a notice on the notice board regarding common electricity charges... and I was simply thinking that even INR 1.2 /sft is not justified for current maintenance [Bhagwaan-Bharose Security aur Haftme e me ek baar safai]; how they even thought of this charge?I have few points in this regard,1. How come they have suddenly awakened to charge for Apr, May, June 12. If they had any such plan, why not we should be informed at the start?2. How can they say that the electricity is only being used for current residents? I have often observed that the construction labour uses various points for construction work?3. How can they justify the current maintenance charges being utilized properly. There is no improvement in any service.4. They have done nothing on the various electricity tariff issues. How can they ask for increase in charges?I think, we are trying to ride a dead horse. These people are not going to change, and they will keep looting us various means. I would propose below:A. We should think about uniting existing resident to form a registered RWA. We can create RWA with existing towers only. The future tower resident can choose to join us or else.B. Get the written approval from 7O% residents to remove CSK and bring in new maintenance agency. Here I would like to point out that:- Taking these steps are bold decision, means there is no turn back. So, we need to take decision WITH CONCRETE PLAN.- We should never think of RWA taking the maintenance work. We will again outsource the maintenance, but that will be at our terms and price. Please provide your input on this.GDClick here to report this email as spam.
