All builders are selling at least 2600 + rates. For end user, I think this is the last bus to catch.
There is also rumor that Builders are working with SP for really good news around Metro, Infrastructure development, so that they can earn more.. and in turn SP. NH24 is now kept on fast track by NHAI.

Though am not very convinced its due to actual market appreciation or else false tactics by builders to increase their profit margins.
