Just in case somebody is still looking for answers on Power Of attorney/GPA outside of India.



The steps are:
1. Get the POA format from your builder (if they have any specific format) and verified the contents through any lawyer. (You can get it drafted through your lawyer also). I have attached format from mahagun.
2. Place your photograph on 1st page.
3. Get the document notarized by local notary public in US. (If possible notarize the 1st page with photograph also) and then get it notarized from Indian embassy in US/UK or where ever you are. You can use the USPS mail service to get it notarized from the embassy.
4. Send it to India and get it legalized by a Lawyer in India/Ghaziabad.
5. Now it is ready to use.

I am currently onsite and before leaving India(around 7 months back) i have done POA in the name of my father on the format provided by Mahagun on 100Rs stamp paper. This POA is notarized and was done in my home town. But now Mahagun at the time of possesion of my falt is telling me that this POA is not valid since it's just notarized and not registered in Ghaziabad. Not sure if this is right statement and what's the reason that POA is not valid.

Any kind of guidance/suggestions.
