Purpose of the meeting
OTIS Team with MMRWA Executive Body on Lift incident (which happened on 23rd Aug 2012 in Bettina Tower) and its root cause and further assurance of the safety and security of the lift in each tower.

Dear Valued Resident,
 
We would like to inform you that we had a meeting with OTIS on 29th Aug 2012 on the lift incident happened on 23rd Aug 2012 in Bettina Tower and the minutes of the meeting (MoM) are presented below:
 
AGENDA/DISCUSSION TOPICS:
1. OTIS Management Team explained about the safety features in the Mahagun Lifts. As stated by Stephen - this model is one of the premier models, which run at the 1.5 m/sec; it is VF Model Sky tech Elevator. On further clarification Stephen said that elevator neither fall on 23rd Aug, 2012 nor by any means it can fall in future, there are 4 (four) wired ropes tied to it and each rope is very strong in itself; Even if 4 ropes gets broken in any unfortunate situation even though it will not free fall, once the speed gets exceed its normal speed (i.e. 9.8 meter/sec) the Mechanical breaks will get activated by itself which does not need any external support or power and this will stop the lift  then and there and will never allow free fall.
2. According to OTIS Team, all Technical maintenance comes under OTIS and they should be directly contacted for that. According to OTIS ideally they do maintenance/services of each month in such a way like one month housekeeping (cleaning/ lubricating) and second month to check the emergency light, fans, buttons, emergency alarm, phone inside the lifts etc. On top of this they said they might increase the frequency of maintenance if required in case of Mahagun Mascot lifts after their survey. This report required to provide by "OTIS".
3. Intercom running inside the lifts has no connection with TTPL, in case if intercom and alarm is not working this should be under the ownership of OTIS and they should be directly contacted for that.
4. Fans, Intercom, Door Coupling, Alarm, Emergency Lights all are owned by OTIS and they should be directly contacted for that.
5. Schedule of the maintenance will be shared by Neeraj Rawat (Area Manager- Operation) to MMRWA, Individual needs to be identified and authorized within resident from each tower who will check the condition of lifts and sign and validate the condition after every maintenance.
6. Training on "DO's and DONT's" will be arranged by OTIS after a month for all residents by Neeraj Rawat (Area Manager- Operation) to confirm the date for the same.
7. As stated by OTIS the SLA for emergency rescue should not more than 30 mins and for normal breakdown it is not more than 2 hours as stated by, Stephen D'Souza (General Manager-Customer Service) and Madhuvrath Sharma (Regional Head - Services, North Upcountry).
8. Monthly meeting can be schedule between MMRWA Office Bearers and Neeraj Rawat (Area Manager- Operation) from OTIS for seeking the updates of Lifts, Time and Date to share by Neeraj to MMRWA.
9. Training to maintain low risk issue (emergency) will be provided by OTIS, for this individual need to be identified from within resident or CSK by MMRWA and they will be trained by OTIS free of cost.
10. Lifts of Mahagun Mascot work under the rule of "Down Collector" as clarified by OTIS; this means it will collect individual only if it is coming from top to ground floor.
11. AMC from OTIS has not been renewed by Mahagun/CSK yet, proposal from OTIS already sent to Mahagun/CSK 3-4 months back, Mahagun and CSK need to get back on this.
12. Quotation for ARD is already sent to Mahagun/CSK, yet to finalize confirmation from Mahagun/CSK side. This system is not come as basics from OTIS. Each ARD will cost 2.5 lakhs (approx.).
13. Synchronization of two lifts in each tower also comes with cost, Quotation will be provided by OTIS as stated by Stephen D'Souza (General Manager-Customer Service) from OTIS.
