Yes, it was distributed in all the flats yesterday.
And it came as a complete surprise to me.
 
What king of common electricity charge is this, when we are paying monthly maintenance charges which also include the common areas.
 
In my previous mail, I have said that the societies in Indirapuram do not charge full MMC in cases where gym/swimming pool/club house are under construction and not ready. Whereas in our case we are paying full MMC without getting facilities of swimming pool, gym etc.
 
I hope CSK are not thinking of charging the following in future:
1. Common Gardening charges (maali + plants + water) in common area.
2. Common water charges for cleaning common areas like lobby, lifts, sidewalks, driveways.

Dear All,

I just got a printed paper in front of my main door/gate - "Common Electricity Charges for the 1st Quarter (April 2012 - June 2012)". CSK people have distributed it to all the residents. The total amount for 1st Quarter is: Rs. 1392.76 and the last date to pay the amount is 15th July 2012.

Let us discuss in this issue in GBM.

The construction work in ongoing in 4 towers so it is Mahagu's duty to give money to. CSK for this work and we have already paid it as a part of maintenance charges.
MMRWA need to take a strict action on this and should raise a question with CSK. A complete Audit is required of the accounts of CSK by a audior in presence of RWA and a backend calculation is required.
CSK is making fool of us as I have never seen this type of cahrge anywhere.

Dear All,

Just saw a notice on the notice board regarding common electricity charges... and I was simply thinking that even INR 1.2 /sft is not justified for current maintenance [Bhagwaan-Bharose Security aur Hafte me ek baar safai]; how they even thought of this charge?

I have few points in this regard,
1. How come they have suddenly awakened to charge for Apr, May, June 12. If they had any such plan, why not we should be informed at the start?

2. How can they say that the electricity is only being used for current residents? I have often observed that the construction labour uses various points for construction work?

3. How can they justify the current maintenance charges being utilized properly. There is no improvement in any service.

4. They have done nothing on the various electricity tariff issues. How can they ask for increase in charges?

I think, we are trying to ride a dead horse. These people are not going to change, and they will keep looting us various means. I would propose below:

A. We should think about uniting existing resident to form a registered RWA. We can create RWA with existing towers only. The future tower resident can choose to join us or else.

B. Get the written approval from 7O% residents to remove CSK and bring in new maintenance agency.

Here I would like to point out that:

- Taking these steps are bold decision, means there is no turn back. So, we need to take decision WITH CONCRETE PLAN.

- We should never think of RWA taking the maintenance work. We will again outsource the maintenance, but that will be at our terms and price.

Please provide your input on this.
