Dear Valued Resident,
We would like to thank all those residents who took time off to attend the 3rd General Body Meeting (GBM) last Sunday. The minutes of the meeting are presented below:
1. Achievements of the MMRWA in the last one month:
The meeting began with the Vice President's report to the General Body wherein the MMRWA's achievements over the last 1 month and work in progress were shared. The major points of the report have been mentioned in the Annexure-A at the end of the MOM. (Point #1 & #2)
2. Update on the Legal Documents of Mahagun Mascot
The MMRWA was made aware of the mail sent via registered post along with acknowledgement on 21st June 2012 to Mahagun India Pvt. Ltd. to get the legal documents pertaining to Mahagun Mascot project. Residents made aware that efforts in this direction led to a meeting being called by Mahagun Management for handover of these documents. The details are mentioned in the Annexure-A at the end of the MOM (Point #3).
3. Current Status of the MMRWA Registration in Society Registration Office, Meerut
The MMRWA apprised of the below facts:
a. The documents and Bye-Laws have been submitted to the registrar office.
b. The token amount of Rs. 10,000/- has been given to the advocate and we are expecting the registration letter within 1 month.
4. The Common Area Electricity Charges in Mascot Society
The way in which the common electricity maintenance charges notice was given by CSK, was deplored. The services provided by CSK were not up to the mark. The details are mentioned in the Annexure-A at the end of the MOM (Point #4).
5. CROMA Petition in Supreme Court on Dumping Ground
The MMRWA made aware of CROMA filing a petition in Supreme Courte for Dumping Ground Issue. The CROMA Governing Body has contributed Rs. 1000/- each and Rs. 500/- is expected from each of the resident of this township for this novel cause. It was announced that the MMRWA Office Bearers will be visiting at residents' doorstep to make the collection. Anyway, Rs. 9000/- was collected at the same day for this novel cause. The receipt was issued for the same.
6. Independence Day Celebrations
The MMRWA President declared that we will be celebrating Independence Day with élan. The residents were requested to come up with ideas for celebration and lead the activities. We will be organizing the Flag Hosting, Children's Game and other cultural & sports activities.
7. The Following additional comments from members were also placed before the house:
a. Define the age group of guards in the society.
b. Immediate need to have speed breakers in the society.
c. Get the Freedom meters checked from CSK. Mr. D. V. Mohindra, Resident of Milano, volunteered to get the audit done for what's being fed as input to the freedom meters.
d. Residents showed concern at the snail pace development with regards to development of common areas including the club house.
e. Mobilize efforts to increase MMRWA membership. The drive to revive immediately.
f. Ladies complained on guards not trained in manners of speaking.
g. The kids playing area should be made more secure. Especially the ramp leading to the Car Parking needs to be covered immediately.

The meeting ended with a note of thanks from the MMRWA Executive Body and the entire resident confirmed that we all are united and will support the activities led by MMRWA Executive Body.

Annexure-A
1. Status of the work done by CSK/Mahagun in last one month
a. Security Guards changed in the Society.
b. Fan has been installed in each tower for security guards.
c. Tennis Court, Badminton Court and Basket Ball court is ready to use.
d. Kids Zone has been developed. Other instruments will be installed soon.
e. IGL Work has been done.
f. Electricity issues have been resolved and there is normal cut due to roasting from CRPCL.
g. Lift in Romano and Valencia Towers are working fine now.
h. Intercom issues have been resolved. There is a dedicated system to log the complaint in CSK Office, if Intercom is not working properly for anyone.
2. Status of the work which in pipeline with CSK/Mahagun Management
a. Club House work in progress.
b. Smart Card/Token based system for Vehicle Management inside the society.
c. Following with the Mahagun Management to provide some space for Visitor's parking in the society.
3. Update on the Legal Documents from Mahagun
a. We sent the mail via registered post along with acknowledgement on 21st June 2012. The mail was also copied to other authorities like - The Vice Chairman, Ghaziabad Development Authority (GDA), The District Magistrate, Ghaziabad, The Chief Minister, Govt. of Uttar Pradesh, The CEO, Crossings Infrastructure Pvt. Ltd., The President, CREDAI, The Chief Fire Officer, Govt. of Uttar Pradesh, The Chairman, UP Pollution Control Board, The Chairman, Directorate of Ground Water Department, Uttar Pradesh, The Chairman, Uttar Pradesh Power Corporation Limited, Lucknow (U.P.).
b. Since there was no response till 1st July 2012, as per the plan, we sent this notice to the press reporter of Amar Ujala and they published it on 2nd July 2012 in the newspaper.
c. And thereafter, we got a call by Mr. S. C. Sharma on 3rd July 2012 and we have a meeting today (8th July 2012) at 2 PM in Mahagun office, Sec-62 where Mr. S. C. Sharma will provide these documents to us. He confirmed that none of the residential towers are illegal. All are approved by GDA.
4. Common Area Electricity charges
a. The adhoc notice given to the residents to pay the common area electricity charges for last three months was discussed.
b. GBM expressed its unhappiness regarding the issuance of the notice without any communication to RWA.
c. Discussion on common area lights not being utilized efficiently. E.g. Tennis court lights are always on even past midnight, no switches to control the lights in lift area. Mahagun has installed in efficient power consuming lights instead of energy savers like CFL.
d. GBM took notice of the fact that there was no way one could tell whether the common area electricity consumption is not being used for construction purposes. In majority of the flats the work is still in progress.
e. The 1.20 Rs per square feet charge in itself looks expensive given the poor quality of services being provided. To top it with charges for common area electricity was like adding insult to injury.
f. The GBM acknowledged that residents have signed on agreement papers for this extra charge but will also focus on other services that are still not being ready like the club house, green area and other recreational places in the society.
g. The GBM took notice of the fact that residents are paying maintenance on super area and not carpet area which includes the common areas as well.
h. Mahagun (Marketing and Construction) and CSK offices in the premises may also be drawing electricity from the common areas.
i. The concept of basing MMC on square feet basis and not on actual cost plus genuine profit was also discussed at length.
