Discussion

The MMRWA Office Bearer shared its displeasure and concern over the continuous inapproachability of Mahagun Team with regards to Legal Documents. 

The Mahagun team acknowledged that there was a need to augment ways of being in communication with the MMRWA.

The Mahagun team apprised of the RWA registration. The Mahagun team requests for 1 nominee from their side in the RWA.

The legality and status of the Mahagun commercial complex discussed. According to Mahagun, the complainant has challenged the complex on the basis of GDA 2008 building Bye-Laws while the Mahagun Mascot Project was launched in 2007. The law in 2007 was to maintain a distance of 9 meters between building and Complex. The 2008 Bye-Laws stipulated a distance of 15 meters. The fire fighting norms stipulate a distance of 6 meters. The complex is built around a curvature of a distance varying 9 to 14 meters.

 

The commercial complex is approved for Ground + 1.

 

The Mahagun team had challenged the GDA order/District Consumer forum order and got a stay. The petition comes up for hearing later in July. In the meanwhile they have on their own started to comply with the 15 meter distance rule.

 

Conclusions

The copies of the 9 OUT of 11 legal documents were handed over to MMRWA representatives after the undertaking that

1)     There is no other RWA representing the Mahagun Mascot Society. These documents are only provided before the time of possession of a flat (if the bank requires it for loan purposes) or to the registered RWA.

2)     The document will not be made public by the RWA.

The following escalation matrix was agreed:

For All Operational issues: Mr. Rajeev Srivastava (GM-Operation – Mahagun India Pvt. Ltd.)

For all Maintenance issues: Mr. Mayank Aggarwal (Director – CSK Facility Management Pvt. Ltd.)

Escalation: Mr. S. C. Sharma (AVP, Mahagun India Pvt. Ltd.)

Set up a monthly meeting on every 2nd Saturday at 11 am in Mahagun Mascot Premises starting August 2012.

Discussion

MMRWA expressed its reservations on the manner in which the handover has happened to the new security agency.

The security review done by the new security agency had recommended 36 guards but the CSK management had only provided for 31. There was a complete lack of basic amenities provided to the security guards which has led to a high turnaround rate. 42 guards have been changed in the last 3 days. 

The Mahagun/CSK Management has categorically stated that RWA intervention in their functioning is not needed.

Discussed ways to stop people from bypassing Security on the pretext of being Mahagun staff.

 

Conclusions

CSK to provide a mechanism to RWA with regards to Security but only in terms of taking suggestion for improving but will not be binding.

CSK takes full ownership and responsibility of Security within the Mascot premises.

CSK to provide Car or Bike stickers to Mahagun Employees and earmark area for their vehicles. Mahagun employees to wear their ID cards while in the residential areas to know they are Mahagun staff to avoid security issues.

CSK to devise SLA internally and will take suggestions from RWA.

: Common Electricity Charges

Discussion

MMRWA asked for waive-off the Common Electricity Charges for the month of April, May and June 2012.

 

The charges to pay for common electricity has been asked by MMRWA to waive-off because of imposing on them out of sudden and lake of paper work. There were no prior information that the common electricity will be charged w.e.f. April 2012.

 

This is under consideration and update on this will be provided by Mr. Mayank after internal discussion with CMD - Mahagun.

 

Till the time we need not to pay Common Electricity Charges.

 

CSK agreed that there was lack of communication happened from their side which creates lots of confusion among the residents.

 

Conclusions

CSK (Mr.Mayank) to provide update on the same and the common electricity charges whether to pay or not to pay will be decided. 

 

CSK (Mr. Mayank) takes ownership to provide the detail of discussion with Mahagun.

 

Details of discussion will be shared by Mayank to MMRWA, before making such decision. Any notice on the notice board will be putted once MMRWA will get informed.
