I am not staying in mahagun and paying Rs 2500 per PM for my flat 925 in ferrara and I am assuming this is a total loss for me and gain for mahagun cousin CSK who do nothing and get free money mos tof the facilities are in bad shape tired seeing all email from this rouge builder mahagun we need to throotle this mahagun other wise we willbe like DDA buildings

Hi Raju,

You said 250 families X 2000 = 500000 but in my opinion this amount is much more. CSK will recover 2000 from each flat owner who has taken possession but not living in society. These cases are so many so this amount is huge as compared to 5 lac. 

We should ask list of flat owners who qualify for the maintenance charges X 2000 = Actual amount

Subject: Bad Services by Mahagun in the Mascot Society

 

Dear Sir,

 

This is to inform you that there is no main power supply in the society w.e.f. 20th May 2012 and it will continue till 22nd May 2012 and we have forced to pay hefty amount as recharge coupon for electricity bill on DG. The residents are not happy with the current power distribution as in last one month the power supply is less than 10 hours a day and we all are very panic as of now.

 

Moreover, this is to bring in to your notice that, each and every paid services provided by Mahagun in MASCOT Society are frustrating and raising concerns among each resident day by day. These services are not at all as per the promises that Mahagun made during selling their flats to us.

 

Daily concerns related to safety, infrastructure, housekeeping, Intercom, communication which were raised every time in writing to Mahagun/CSK Management never improved to the minimum expectation level of the society residents and new issues like electricity, half made constructions/illegal construction/green area usage/no proper break up of maintenance charge - started creeping in.

 

Let's brief the new issues in detail as below.


1. Electricity & Power Back-up: Heavy power cuts of 14 to 16 hours or more experienced in Mahagun Mascot.  At the time of booking, it was told by Mahagun that there will be dedicated UP Power Supply to the township as per township agreement with Government and to which seven builders including Mahagun is a part and we will experience low uninterrupted power cuts. With only 10% occupancy in the township we are now facing immense power cuts everyday with failure in electrical equipment's in crossing substation. We have signed agreement with Mahagun for approximately Rs.12.50 unit charge for back up supply and every day with such long hours cut (which is no-where in the entire Ghaziabad), we are actually paying loads of money from our pocket to have electricity in our flats against our will. Providing basic amenities like electricity is the core responsibility of the builder from whom we have procured our flats.


Moreover, getting irritated with such power failure when we residents visited Crossings Power Sub-station last night, the things got even worse. We came to know that power by Crossings is taken from Rathi who actually providing power to the township at their will. Things are not clear whether they are a Private or Government sector company from where Crossing is buying power. When Crossings GM (Mr. Sharma) was contacted, he said that he is not answerable for any question as they already informed the individual societies/builders that the power distribution will get disturbed for next 48 hours. We actually don't know on whose money he is so proud of, is it builders or it is us? Even there were no initiatives from Crossing Management as emergency service to counter such situation on priority at that time when residents are suffering. Everyone is waiting for next day to control damage. We haven't seen agencies taking 48 hours' time to rectify such emergency issues where public money is in stake.


2. Half made Constructions/Illegal Construction/Green Area Usage: All around the society, there are constructions and we don't know how many more to come. There is an illegal shopping complex stands erected just in front of the society (as per court judgment), The Phase-V is being built in front of Vasto/Mantova Tower with almost negligible area in between towers. All green open area has been converted to open parking in front of the entire towers. We have paid EDC (External Development Charges) for developing the society but Mahagun has converted all spaces into open parking.


3. No Proper Break up of Maintenance Charge: We as residents are paying Rs. 1.20 / sq ft (excluding service tax) to CSK Facility Management Pvt. Ltd. If we take the minimum count factor of 250 residents who are staying in Mahagun Mascot society as of now and paying an average of Rs. 2000/- monthly, then actually the amount sum up to  Rs. 500000 (approx.) every month. The services what we are getting on this price is very painful. Did CSK share the break-up of the maintenance charges used for maintaining the society?


All these issues are making our lives hell in Mahagun Mascot and actually losing faith on the builder – Mahagun India Pvt. Ltd. We don't know actually what we are heading for in future after paying every penny what Mahagun has asked us to pay on time. The question is – Till how long this will continue we don't know. Mahagun had assured and committed to provide the basic amenities at the time of booking and at the time possession were not being provided even after many month of the possession which is their core responsibility under the agreement signed with them.


Since the situation is out of control and the Mahagun Mascot residents are very angry, so MMRWA is going to escalate the subject issue to the Builder – Mahagun India Pvt. Ltd. Providing deadlines, changing faces is what has become regular practice of Mahagun without implementing the commitments made.


With this, MMRWA is planning to put forward all our issues in line with legal proceedings, media coverage and wait for fair judgment. I also suggest Mahagun to visit other big societies in Crossings Township, and see the differences in approach and services provided by them.
