Dear Valued Resident,
This is to inform you all that a meeting was called by Mahagun Management on 21st April 2012, at 11 AM and we discussed on the below issues which are either realted to Construction or Maintenance. Please see the current status and the assigned resource for each issue.
Maintenance/CSK Related Issues:
1. Security: There are many security lacks on each tower, lift, entry/exit point. This has caused several incidents of unwanted vehicles driving through the society. Outsiders can easily enter to the society premises. In addition, security guards are not trained on whom to prevent entry for. Guards are usually not present at late night and/or early morning and don't check who is coming and going. Guards should be given training for - What to do in case of fire and fire alarm gets activated? What to do in case someone stuck into lift? Guards should have keys to Electric/Fire alarm shafts, so that in case of emergency they can cut the electric supply immediately.
Status: Result will be visible by 15th May 2012.

2. Safety: The common electric meter room and shaft area should be kept closed, as it may be dangerous for children.
Status: Result will be visible by 30th April 2012.

3. Intercom: The intercom (phone) is not working properly. The emergency intercom system buttons in the lifts are not functional for many towers. The intercoms should be installed immediately as soon as a resident takes possession. The intercom system should always be up and running.
· Complaint redressal system should be there in place
· Intercom should be connected with UPS so that we use Intercom once power goes off.
Status: The meeting is already in in progress with TTPL Director and Mahagun Management. We have to wait until 15th May 2012 otherwise Mahagun will opt out TTPL for services.

4. Water leakage in the basements: The parking area is flooded with water all the time, water is flowing in through pillars, shafts etc. It can see seen nearer to Crema Tower lift in B1.
Status: The result can be seen within a week.

5. Cleaning: The cleaning service is not good. You can visit the site to see the passage area, common and shaft area, Basement parking area etc. The supervisor needs to check it regularly and CSK needs to monitor it periodically.

6. We have noticed water is draining out from the shaft area near the entrance gate of Catania block which gives very bad picture of society.
Status: The result will be visible by 15th May 2012.

7. There is lot of debris in-front of Romano and Valencia Tower (Park Facing) which results in lot of dust in the flat of these two towers. It is also very dangerous in terms of Fire. Can you please remove this ASAP and start beautification of the exteriors?
Status: Partially done.
8. Regular Mosquitoes Smocking: It is never happened but it should be there on a regular basis to stop mosquitoes breeding and to avoid the Malaria in the society premises.
Status: It will start happening from Monday (24/04) onwards but it has not happened yet.

9. Recovery of Service Tax as per the finance budget announced for FY 2012-13.
Status: The changes will be effective once union budget gets approved in June 2012.

10. Electricity/Power Backup selling and approved distribution detail: In the Possession Agreement signed by us with Mahagun, under the section 'Agreement of Pre-Payment Energy Metering System', on page 3 - Section 8(i).
Status: The power is distributed as per the agreement. However a format of the excelsheet will be provided by Mr. Mayank Aggarwal to verify the consumption at our end.
11. To verify the load requirement and distribution structure on power backup: We would like to know how Mahagun and CSK is planning to tackle this situation. We should have a clear picture on paper to understand the engineering behind it and its effectiveness as summers are creeping in and let's expect a high summer this time. Every society members has AC's installed in their flats & they will start running them in full swing during the total summer period.
As per our past experience, it was an immense problem that during the peak hours when most of the ACs will be running, the power back-up system often fails to take load resulting in power failure, low voltage, frequent trips & damage / burning of underlying cables and after all the lifts don't run. As a result, there was no light in our flats during the cut hours on frequent basis. To my believe every individual will then feel the frustration, coming out of their flats, breaking maintenance offices, fighting among ourselves & creating a mess. As a proactive approach, we should have the control on the situation.
Status: The CSK/Mahagun Management assured that they have sufficient power back up to tackle this situation. So the residents need not to be worry about this issue.
12. Power back up charge break up & daily 12 to 15 hours power cuts issue. Why should we pay Rs. 100 as fixed charge / KVA, sinking fund is given to maintenance for AMC. CSK should provide the complete break up on the charges of power back up to every residence in writing, any change in any element in break up should be informed prior to residents & to be implemented after approval.
Status: The Electricity Roster/schedule will be provided.

13. Electricity/Power Backup selling and approved distribution detail.

15. Sinking fund usage, justification on proper usage of maintenance charges, Contracts with vendors related to AMC / Cleaning / Plumbing / Electric / Horticulture / Guards etc.
Status: Sinking fund gets rarely used and will be passed on to RWA, once they take control of maintenance.
16. Should commercial activities be popularized and allowed within the society? What are the guidelines of the CSK Facility Management on this?
Status: Not allowed and will be stopped if presently taking place. The notice has been pasted on the Notice Board of each tower as well.
17. Should renting-out to Student and Bachelors be allowed? What are the guidelines of the CSK Facility Management on this?
Status: Allowed but MMRWA needs to prepare a guidelines that needs to be filled by the tenant as well as flat owners along with the guidelines which is already in place with CSK.
18. Should School Cab or other vehicle be allowed in the society premises? What are the guidelines of the CSK Facility Management on this? Can we implement the Visitor Token System for every vehicle in the society who doesn't have Car Stickers? Can we implement the I-Card System for the vendors who are working wooden work, Iron work, Press Man, Car Washer etc.?
Status: Open
Comments: CSK agrees to allow cabs to enter society for cases of elderly people, if person is carrying luggage and for ambulances. The MMRWA needs to further discuss this between them.
19. Need to define the Communication channel between CSK and MMRWA.
Status: The CSK Management agreed to have a proper communication channel between CSK and MMRWA. A regular meeting will be scheduled to resolve the ongoing issues on priority.
20. Need to define the rate of Car Wash, Cloth Wash, Servant (Kaam Waali), Carpenters (Wooden Work) and provide a list of the entire vendors who are involved in these activities including Wooden/Iron work vendors. That rate will be defined after discussing with these vendors and the same will be pasted on the Notice Board as well so that no one will be paying high and no one will be cheated. I came to know that someone is paying less and someone is paying high. MMRWA has some information that Aman/Arif Wooden Work Vendor has cheated many resident in past and still they are active in this society and searching the work.
Status: List of vendors (Car Wash, Cloth Wash, Carpenters) will be given provide the Upendra Singh. The list has been provided to the MMRWA President.

21. Currently any notice which is related to MMRWA is pasting on the Notice Board with the help of CSK people. The Maintenance Team should also take the approval from MMRWA while putting any notice on the notice board. None of the rules will be imposed to the resident without informing MMRWA.
Status: The CSK Management agreed to inform MMRWA if any notice will be pasted on the Notice Board which will affect the resident.
22. Need to understand the status of the Horticulture, Plantation, and Beautification of the society.
Status: It will be completed by 15th August.

23. Press Man (Laundry Man): There should be a place where the Press-Man/Laundry Man can sit and we can avail the facility.
Status: The vendor is allowed to collect the cloth and they can set up a shop outside of the society premises.
Assigned to: MMRWA needs to finalize the rate and will search a better place for them.
24. Water point for Car Wash: There is some water tap in-front of each tower but there is no water supply. We requested to provide the water supply to these water taps so that we can wash our car.
Status: The push button taps to be provided. One in each of the four corners.

Mahagun Related Issues:
1. No Sitting Bench in the Green Area
Status: Temporary benches will be arranged within a week (28/04). Permanent benches will be provided once green work is done in the society compound.

2. Speed Breakers is required with signage of 20 KMPH
Status: It will be constructed within a week by 28th April 2012.

3. Water Softening Plant: The water softening is not functional and the residents requested to show the test report from the quality team. I tested the water and got the 662 as a TDS report which is not suitable to wash the utensils even.
Status: The testing report will be provided within a week by 28th April 2012.

4. Water Tank Cleaning: The water tank should clean periodically but it is not happening regularly.
Status: It will be cleaned on a regular interval. The schedule for tank cleaning will be provided within a week by 28th April 2012.

5. Wi-Fi Installation: Wi-Fi has still not installed in the society which was committed in the builder's broachers.
Status: The Mahagun Management is already discussing on this issue with TTPL and other and will provide the status by 30th April 2012.

6. Club-House Completion Date: Despite the payment made for club membership, no clubhouse is being made/provided. As separate application has been submitted to the Mahagun Management but we don't have any reply on this yet.
Status: The Club House will be functional by 15th August 2012 along with beautification.

7. Wall Grilling with thorny wire: The height of the wall in-front of the CREMA and CATENIA towers is not too high. It should be high and should have some thorny wire so that no one can jump inside the society easily.

8. Badminton/ Tennis / Basketball courts: The badminton court is ready but has not been started for the residents yet. It also requires enough light also so that the resident can use it in night as well.

9. IGL Gas Pipeline: The NOC for IGL Gas Pipeline has not been granted by Mahagun Builder yet. May we know the objection for not giving the NOC to IGL officers for IGL Gas Pipeline?
Status: Mahagun in principle agrees to allowing laying of IGL Gas Pipeline. Now technical teams need to further work on this.

10. Visitor's Parking Area inside the Society: As per our knowledge, there is no single parking allotted for the visitor's inside the society. Please let us know the accurate information on this as we need some space where visitors can park their vehicle.
Status: No visitor parking will be offered within the Mahagun Mascot complex. The Mahagun Management will further talk to the Crossing Infra Management to provide the parking space within township so that the resident can park their vehicle there.

11. Letterbox for each flat owner: The letterbox should be provided with Lock-N-Key to each flat owner.
Status: The letter box has been procured and it will get installed in each tower lobby within a week by 28th April 2012.

12. Allotment letter of parking area to the flat owners: We don't have any proof for the parking space <XYZ> allotted to any flat owner. So we need a parking allotment letter so that we can show it to the someone, if anyone park his/her vehicle to that particular parking space.

13. Disputed Land: There is a bigger plot inside the society premises which is not owned by Mahagun yet nearer to the Valencia/Romano Tower in the Park. What is the reason for now owning it? What is the timeline to get it done?
Status: A legal case is already going on between Crossing Infra and current land owner. Residents will be kept updated about resolution of the case.

14. Warranty of the Items: What is the process to get items under warranty replaced in case of problems such as Fan, Video Door Phone, etc. Who will take care it - CSK or Mahagun or Resident? Is there any timeline for it? Please setup some process and guidelines for the same.
Status: The contact number of vendors (Fans, Video security systems etc.) will be displayed on the notice board.

15. Power load: Why it is compulsion from Mahagun side that for 2BHK, 6KVA is fixed and for 3BHK, 7.5KVA is fixed? If someone wants less power load, is there any option?
Status: Reduction can be done at no cost one time but any upgradation in future will be done on a cost basis as Rs. 5000/- Per KVA. The process for doing this will be put on notice board.

16. Maintenance Charge: If the flat is not ready after paying the entire outstanding amount by the allottee, why CSK is demanding maintenance charge from back date. There should be clarity, after finishing entire flat with owner satisfaction and after providing keys of the flat then only CSK is entitled to demand for maintenance charges. Please setup some process in the place.
Status: Maintenance charges are applicable from the date of flat registration. If the flat registration is done in Feb 2012, the MMC will be provided from Feb 2012.
17. Open Parking Area in the Park: There should not be any open car parking in Park area surrounded by towers. In this way, we can increase the green area and also kids can play safely. Mahagun has reduced green area (population wise, very small green area is there). As we can find some area behind Cream/Catania Towers they have fixed up for open car parking of central park area. It should not be there. Please clarify to the resident with the reality.
Status: Need to analyze what was offered in the initial project proposal.

18. What is the timeline for opening the Gate-1?
Status: It is depended on the road construction, which is already in progress by Crossing Infra.
19. Details about Solar Hot Water Line
