Thanks for sending us the updated detail in the mail.
Para wise comments are given below for your reference please.
In continuation of my last mail, I would like to inform you all that a team of 15 Mahagun Mascot Residents visited to the corporate office of CSK Facility Management (Sec-63, Noida) and we had a very good meeting with CA Mayank Aggarwal, the Director (CSK Facility Management Pvt. Ltd.) in the presence of Madan Giri, the General Manager (Operations), Mr. Veerpal, the Co-ordinator, Mr. K. P. Singh, the Estate Manager and Mr. Yash Choudhary, the Asst. Estate Manager. We put our issues on the desk and they agreed that there are many issues in the Mascot society and they committed to resolve these issues within two weeks. They also shared the escalation chart for any issues which I will share with you all in another mail. We will ensure that the matter will resolve as early as possible.
There are some issues, which are not in the scope of CSK Facility Management however Mr. Aggarwal will follow-up with the Mahagun Management to resolve it. So after the meeting with CSK Facility Management, we all went to Mahagun office (Sec-63, Noida) and meet with Mr. S. C. Sharma, the Asst. Vice President – Commercial, Mr. Manoj Saxena, the Asst. General Manager (Legal), Mr. Prem Girola and Ms. Needhi. They also assured that the issues which are related to Mahagun Builder will be resolved within a week and they will keep us updated with the status soon.
The following are the timeline of the maintenance issues (Mr. Mayank Aggarwal, CSK Facility Management is looking into these issues):
1. Security: There is security lack on each tower, lift, entry/exit point. This has caused several incidents of unwanted vehicles driving through the society. Outsiders can easily enter to the society premises. In addition, security guards are not trained on whom to prevent entry for. Guards are usually not present at late night and/or early morning and don't check, if labours are using the lift reserved for the residents. Guards should be given training for - What to do in case of fire and fire alarm gets activated? What to do in case someone stuck into lift? Guards should have keys to Electric/Fire alarm shafts, so that in case of emergency they can cut the electric supply immediately. <Current Status: As per Mr. Aggarwal, it will be completed within a week.> As communicated in the meeting that the training is being imparted in regular phase to educate the staff for smooth function of the services. Notice for the training has been put on the notice board for information. <Raju: Where is the notice board? Can we see this training notice? I can only see the notice for Fire Mock Drill infront of the lift on each tower which is scheduled on 19 Feb 2012.>
2. Intercom: The intercom (phone) is not working properly. The intercom is also not provided to the security guards working on each tower. The emergency intercom system button in the lifts are not functional. Intercom goes offline on electric-shutdown. This is serious issue. The intercom system should be up and running. <Current Status: The Director, Mr. Aggarwal will have a meeting with the Director of the TTPL Company and will try to fix the issues ASAP otherwise they will ask Mahagun to discontinue the services from TTPL and they will try to call any other telecom company like Airtel etc. We have to wait for 2 weeks for complete resolution of this issue. They will keep us posted with the status after the meeting with TTPL Director.> Meeting with TTPL director had not been fixed till date as he is out of station. However immediately after meeting with TTPL, director, the results/time frame of completion of complaints will be informed.
3. Lifts: Most of the lifts have problems which have primarily arisen due to movement of construction material by the builder or not handed over to the builder by OTIS (Lift manufacturing company). The lift immediately stops once power goes down. It takes more than 10 minutes once the power goes off and if someone is inside the lift, has not access to contact outsiders or security guards. The test reports are also not pasted inside the lifts. <Current Status: As per Mr. Aggarwal, it will be completed within a week.> Meeting has been fixed with entire OTIS team for 18th Feb 2012 . <Raju: Please keep us updated with the status once the meeting is done with TTPL Director. This is the major problem for the residents.>
4. Access to Car Parking/Parking Stickers: The path to parking slots is mostly blocked by construction material and equipment lying haphazardly. The paths are not even clearly marked for ways to drive, exit etc. The Parking stickers have also not provided to all the residents who is living inside the society. So, outsider's vehicle can't be detected. Also, there should be public display of un-allotted parking space. In past, it is observed that maintenance office has provided wrong information about the same. <Current Status: As per Mr. Aggarwal, the underground parking will be ready from 15th Feb 2012 and the residents can park their vehicles in B1 and B2 basements. There will be security guards and they will take care of our vehicles.> Vehicle can be parked in basement parking, guard is there, if any problem occurred, the same may please be informed to Maintenance team so that the care can be taken by the team. <Raju: I visited B1 level of parking today, and I don't think the parking is ready for Car Parking. The work is still going on. The lift is also not going to B1 and B2 level. Once it is functional, plase put a notice on each tower so that people will start parking their vehicle in the specified place.>
5. Water leakage in basements: The parking area is flooded with water all the time, water is flowing in through pillars, shafts etc. <Current Status: As per Mr. Aggarwal, it will be cleaned by 14th Feb 2012.> The cleaning is the regular process and the same being cleaned on regular basis as this is a continuous process till all residents came to reside. <Raju: I visited the B1 level of parking in the basment and see the same situation there. If anyone don't see the flooded water on the floor, please call me, I will show the water which is flowing on the floor. This should be claned on a regular basis.>
6. Emergency Contact Number inside the Lifts: All lift should have emergency contact number displayed inside the list. This list should include mobile numbers of important maintenance official. <Current Status: It is already done.> OK <Raju: As informed by one residents from Valencia, there is no contact numbers put in the Valencia Tower. Please do the needful for this tower as well.>
7. Safety: The common electric meter room and shaft area should be kept closed, as it may be dangerous for children. <Current Status: It will be done in next 1 week.>. The work is in progress.
The following are the timeline of the Mahagun Builder's issues (Mr. S.C. Sharma is looking into these issues):
1. No infrastructure for Security Guards, Notice Board, Dustbins, Sitting Bench in Green Area, Speed Breakers etc.: Currently, these facilities are not there in the society. <As per Mr. Aggarwal, he will have a meeting with Mr. S.C. Sharma and the order has been placed to purchase the tables, chairs and other, etc. So it will take around 3 weeks.> Dustbins, Notice Boards and Chairs and Tables had been ordered and shall reach by the weekend.
2. Water Softening Plant: The water softening is not functional and the residents requested to show the test report from the quality team. <Current Status: As per Mr. Aggarwal, he will discuss on this issue with the Mahagun Management and will keep us updated with the status.> This is under review and will be updated to you by this weekend.
3. Letter Box: Each tower should have a locked Letter box set for each flat owner. <Current Status: As per Mr. Aggarwal, only one letter box will be provided at the entrance of the gate where the entire letters will be dropped by the post-man or courier boy and later on the guard will distribute it on a daily basis. They will keep a record of the letters as well. It will be done in next 1 week.> OK
4. Helpdesk Number: We requested to provide the helpdesk number so that they incase of any issue in the flat/society, the residents can call on this number and can log the complaint. Currently we don't have any direct number where we call to register the complaint. We currently have only two modes – (a) Call using Intercom (b) Call on the Estate Number's mobile number. <Current Status: As per Mr. Aggarwal, he will keep us updated once the Intercom issues have been resolved.>
5. Water point for Car Wash: There is some water tap in-front of each tower but there is no water supply. We requested to provide the water supply to these water taps so that we can wash our car. <Current Status: As per Mr. Aggarwal, there will not be any water point because this will be misused by the car washer.>
6. Press Man (Laundry Man): There should be a place where the Press-Man/Laundry Man can sit and we can avail the facility. <Current Status: As per Mr. Aggarwal, he will not to do such activity due to security issue.>
7. Wi-Fi Installation: Wi-Fi has still not installed in the society which was committed in the builder's broachers. <Current Status: As per Mr. Sharma, he will give us the timeframe once it will be provided.>
8. Club-House: Despite the payment made for club membership, no clubhouse is being made/provided. As separate application has been submitted to the Mahagun Management and we will get a reply on this. <Current Status: As per Mr. Sharma, he will give us the timeframe once the club will be ready for general use.>
9. Wall Grilling with thorny wire: The height of the wall in-front of the Crema and Catenia towers is not too high. It should be high and should have some thorny wire so that no one can jump inside the society easily. <Current Status: As per Mr. Sharma, he will visit the society this week and will decide whether it is required or not.>
10. Badminton/ Tennis / Basketball courts: The badminton court is ready but has not been started for the residents yet. <As per Mr. Sharma, he will let us know about the status about the same ASAP.>
